Steps on how to use the Airbnb Income & Expense Tracker:
Step 1: Set up your expense categories.
- Go to ‘Airbnb Income’ tab and enter up to 20 expense categories in the expenses table.
You can delete any sample categories and add your own.
Step 2: Enter your details.
- You can add your property name / address or any other info in this field
- Enter your purchase price here if you want to see your Annual Cap Rate (it calculates automatically for you)
- Please do not type anything else in this table (except Purchase Price). It automatically updates when you fill in your income & expenses.
Step 3: Revenue
- Enter your total Airbnb income & other rental income in the end of each month.
Monthly totals and totals for both categories update automatically. - Please do not enter your expenses in this tab.
Step 4: Expense Tracker.
- Each time you have an expense, enter the date, amount & category.
- All 3 columns are required. Expenses without date, amount, or category selected won’t show up in the Airbnb Income tab.
- To pick a date simply double-click on the cell and the calendar will pop up.
- Expense table in the ‘Airbnb Income’ tab automatically updates when you enter your expenses in the Expense Tracker.
Step 5: Charts
- This template includes 3 helpful charts to visualize your data.
- Donut chart will be visible once you add at least 1 expense in the Expense Tracker.
Step 6: Cells that update automatically
- Please don’t type over these cells as they contain formulas (all cells that are highlighted red).
